从会计师事务所回来

 

今天去会计师事务所去，顺便咨询了一下关于个人理财方面的问题。

都是些很肤浅的问题但一直在古石脑袋里纠缠，今天一下子基本上理了个齐。因为有些地方可能不准，贴上来和大家讨论，希望大家补充。

以下是谈论的一些要点。

   如果把资产放入到LLC，小孩申请奖学金时，可以不算入财产，帮助取得奖学金。但如果W2太高，也没有用。

   做LLC一般是100万以上才放入一个LLC（和RE8888兄推荐的10-20万一个不一样）。但如果有无许可加建和变造的，而且保险不高，可以把有问题的投资房放在一个LLC里面。其他的不用放。一般情况下，Umbralla应该就够了。

   Umbralla只保4个房子的说法应该是指4个Unit的房子。如果是单独的SFH，应该没有个数的限制。后者也是古石从AllState听说的。有人讲有个数限制，但只要另外按个数补一点钱就够了。这里有对这方面熟的朋友吗？

   Living Trust 主要是一方走掉时，其遗产税的豁免额可以先用掉，不必把财产加到另一方，然后等到另一方过世时，交很高的遗产税（如果超越豁免额）。

  出租房如果增值，将来回去住两年，其增值额就可以不用交税，而且房子的个数没有限制（但一般结果很少人回去住）。又有新法律规定从最近的5年内的居住年数来按百分比算增值税。古石对这个只要住两年就行的说法有怀疑，从新法律的原理看，应该是5年才是100%免除。希望这里知道的朋友指正。下次去时，还要继续澄清。
