请教：烧木的Fireplace

我有一个出租SFH，1959年建。现在有两个烧木的Fireplace，一个在楼上，一个楼下。房子2500sf，但是只有3个bedrooms。我想在楼下间多一个bedroom （现在是一个大厅）。但是房间刚好有把烧木的Fireplace包括在内。

问题：有什么风险？假如你们是否保留fireplace，还是为了避免风险，把它封掉？有地主建议我把两个都封掉。诸位地主有什么看法？
