wait, if it's primary residence you can not use LLC

otherwise you can not claim your residence as your primary residence, unless you live at a state like washington(my understanding so far), there are not much difference between primary or investment/rental.

you can easily set it up youself by following your state website's instruction, to make tax simpler, you can start with LLC.
