老朽大哥，Roof的问题想问问你或者这里有经验的大拿们，先谢了

一出租房1600 sf， single family house，roof type 是composition shingle，保险今年拒保以为是1977的房子，roof太老，可能以前从来没换过

现在有一个roofer，没有license，说如果我只需要在原来的上面加一层shingle，只要$7000左右，如果要拔掉老的shingle，metal,再换新的shingle，就要$8000-$9000.

我现在的问题：

1，大家都用什么roof，我是不是延用shingle, 还是换其他的，比如说title？出租房值得吗？

2，在老的上面加一层shingle，和拔掉老的，重新放shingle，有什么区别？

3，insurance接受没有license的repair or replacement吗？
