这个duplex可以买吗？

我们这downtown, 新房全是duplex, 都卖到89万到110万左右了。市场上有个duplex现在在卖, 三层楼, 面对一个大湖还有山景要123万. 这房的另外一半2018年卖到118万. 123万这边景色比118万更好。一共大概有20多橦房子可以有湖景, 周围全是独立屋，新的独立屋都在200万左右, 这是唯一的dup,这屋主刚开始叫价150万然后降到137万, 现在123万. 因为是downtown, 只有这一个湖. 比起其他duplex感觉这个有点特色, 光线也好, 一层, 二层, 三层全是面对湖远处是山. 周围不面对湖的duplex卖到86万到110万. 
不知道买duplex应该注意什么？这房子可以买吗？
