请教一下lease termination 细节

如果租客在7/15给的notice要终止合同，30天notice的话，lease的最后一天是8/15， 还是8/31？

租客的钥匙是在8/15给，租房的最后一天给，还是第二天8/16给？

我知道具体都是可以协商的，但是想知道原则上是怎么样的。
