Appraisal 低于卖价，买方以此来压卖价，怎么办？

大家都得卖appraisal的价格么？

在房产牛市时，Appraisers就是deal killers，他们搞出来的数主要是基于过去的卖价，可现在肯定比过去卖得贵啊
