回报率  ROI

投资的目的是要回报，回报率是如何计算的?

ROI = (cash flow ×12) 100 ÷investment  capital

注意， cash flow × 12 = profit

               Investment capital 是指投资房实际掏的钱，不是房价

例子如下:

买房:                                        43，500 英镑，

装修和所有其他费用           7000 英镑

首付                                          10，875  英镑(25%)         

银行借钱                                 32,625 英镑(75%)

租金                                            525英镑/月  

Mortgage                                 106英镑/月

中介                                            52。5英镑/月，(10% 的租金)

自己的时间                              52。5英镑/月，(10%的租金)

杂费                                           52。5英镑/月，(10%的租金)

 

现金流 cash flow = 525 - 106  - 52.5-52.5-52.5= 261.5 英镑

回报率 ROI             = 261.5×12×100÷17875=17.55%

 

17875= 10875+7000, 是你实际投资的钱。
