很纠结，在买一个问题很多的4plex

东北部小城市，超百年老房，好学区，价格25万左右，月租2500到3000. 有少量白蚁,暖气炉估计要换，有一氧化碳，水管老化，有滴水，钢结构水泥deck 结构不稳，估计也得换，价格说不定得上万。每年地税大概3%.其他还有割草啊，修理啊等等。

有必要买吗？
