Sounds like this is a deadbeat, don’t waste your time and emotion with TA. Cut your loss, offer them to move out by certain date and you will refund the deposit ACCORDINGLY. Once they are out, check your property, if there is no damage, none, refund the deposit; if there is any damage, refund nothing.
“Accordingly” means they move out peacefully and do no damage to the property. To some degree, tenants hold landlords hostage. We are getting ourselves out of this hostage situation. Once they move out, we have the most valuable assets, our property back and we are now the driver. Clean it up, rent to new people. Move on. Deadbeat will continue to be deadbeat.
