请各位有出租房经验的朋友看看这个apartment物有所值吗？

Three all-brick, 1995 built duplexes. Each building contains a 3 bedroom unit & a 2 bedroom unit. Current gross monthly rent is $4150. Owner pays water (avg $195 a month for all 3 buildings) & sewer (avg $215 a month for all 3 buildings)

上面是房产中介登出的房子情况，地点比较靠近我住的小town的downtown. town 很小，也就3万多人，周围有点像老城区，并没有像样的居民区. 从来没有涉及过出租房，只是偶然看到这个listing, 不知这个价钱和收到的租金值不值得投资?
