Why Invest in Singapore Property?

1)                        Singapore, being a unique country with no natural resources compared to our neighbouring countries. Our property prices, in longer term heads one direction which is upwards. Reason being Singapore have almost everything a country can ever ask for (Politically stable, financially stable, No natural disasters, racial harmony, excellent infrastructures). Most importantly, Land here is scarce especially FH lands.


2)                        Developers constantly have to buy/En-bloc  old FH properties to have FH lands to re-develop. Govt in Singapore only sell 99 leasehold land to built, especially those near MRT. This means FH lands, in longer term will become more expensive for the developers and thus rising cost will be passed on to future buyers.


3)                        Most property owners in Singapore own their properties with only 60% to 80% mortgage loans which means they have the financial power to hold properties in downtimes or ‘Rent it out’ until economy picks up. Only those that do not have the holding power suffers during downtimes where they are being forced to sell.


4)                        Development Charges (DC) is going up, eventually bringing up the building cost.


5)                        Lots of fund coming in to invest in Asia, as US & Europe are having problems now, according to economist.


6)                        Property as an Hedge against Inflations, take advantage of the low interest rates now!


7)                        95% of the World Richest people get rich by investing in property


8)                        Land is indestructible, thus safest investment compared to others.


9)                        USA downgraded to AA+. Singapore, Australia & Germany maintain at AAA. As stated, S$2.3 Trillion expected to flood to Asia due to uncertainty in the West. Currently, Hong Kong property prices is still higher than Singapore. Therefore, Singapore property is expected to have more foreign buyers.


10)                   Money left idle in the bank can never outperform Money under management, that includes money used to buy property.
