most time the sq. ft from your seller is different with the county paper as for used house, original construction drawings were long gone. County comes in and only dimension from outside. it is a rough number. sometime the owner might have more accurate information. It is hard to say it is your case. Also the appraisal no. is commonly lower than your purchase no. it is all most 100% except the short sale, etc.
