how long have you had her as tenants? If she is ok tenant,

you just need to negotiate annual rent increase amount in the lease and it should be fine. If you want to have early termination clause in it in case you want to end it early then negotiate with her too. If you think you can easily find a good tenant then you can refuse her 5 year lease and find new tenants.
