请大家帮忙选房客

白玉房，房租2700, 房客买了房要走。现在有两家感兴趣，提交了申请。

第一家，老婆social worker, 老公军人，家庭月收入约8900. 老婆信用560,有六七个collection , 以前的信用卡和auto loan 有很多late payment, 都关了。现在开着的信用卡倒是没有late payment  老公信用750, credit 干净。家里无娃，两只大狗，均50磅以上，两只都是某种狗和pit bull 的mix ，说是professionally trained.

现在还没问老婆为啥这么多late payments. 心想要是不喜欢就不问了。

第二家，两个人，男的34, 女的24, 男的年收入13万 audit manager，女的7万数据分析师, 男的信用810, 女的740. 两人不知啥关系，还没问。无娃无狗，open to longer term.

现在的tenants 帮着show 的房，我问他对哪家印象更好。他说第二家。原话是I prefer second applicant. Looked clean, asked good questions, seemed stable and would take care of home. He was concerned of the chances you wanting the home back after only 1 year. Same concerned I had. To me stable people dont like moving around and may take better care of your property.

当然也不排除tenants 有点biased, 因为第二家和他的搬走时间刚好衔接，他不用出early termination fee. 第一家跟他有半个月的gap. 

请大家帮忙看看。
