they are still responsible for the lease and the whole rent

you are not taking the guy off the lease and you are still collecting the same rent from them. When she finds a new roomate that you approve, then you can take his name off and put the new person on your lease. That's what I would do. Don't release him off the lease until someone else takes his place.
