Before you go for formal application, you may ask for GFE (good faith estimate) to check cost for each item; there are regulations that the actual cost can't be too far away from GFE; then the day before closing day, you should have the actual list. Most of time you should study them to make sure there are no mistakes before the "close up" appt. That is why the lady was not happy at the begining that the buyer wanted to make changes at the last moment (buyer should check the items with loan officier). But hey, you may "negotiate" anything at anytime.
