1. For my properties, vacancy almost equals 0. I had several moving out this year, but the previous moved out end of the month, the new one moved in first of the next.

2. Yes, but my handyman charges me minimum. This one, not in the near future. I should add this one in.

3. If you are very careful chosing tenants, Legal fee = 0

4. I am the PM myself. 

5. There might be something I should add.
