I'm fighting/training a new tenant who has been late for two months in a row, and I was pretty much using the strategy that is similar to this. But I think I'll emphasize the rule by putting it in writing and give to him as a formal notice, as being suggested here. My situation is that the house has little problems here and there, and the tenant used them as the execuse.
