My house has a great view, it looks like a park outside from my breakfast room, although what contribute to the view don't belong to my house. The view was the main reason we bought the house. When i applied my HELOC the appraisal report didn't mention this at all. So although my house will worth much more than the appraisal value because of the view, the potential buyer won't get the loan approval, right? (Not that I am selling my house, just something to think about.) Now my questions are:
1. Is it normal to not count the view in the appraisal?
2. Would normal buyers pay more for the view?
