What is good liquidity defined?

If the house can be sold immediately at no loss? Or if equity loan can be taken out of the house?

From my short investment property shopping experiences, the lower priced the house, the higher the return rate. Is that true? But I dare not to buy houses too cheap for fear of dealing with low income renters.

As for the depreciation, I've been worried about it. I asked my agent many times whether a house would worth less when aging, he always said age was not an issue, people bought houses mainly based on price and in some area houses of 100 years old still sold for 1 million. But i also heard that normal houses appreciate before 40 years old then depreciate. What is correct?
