I have many tenants who have no reserve for one month spending. If you can pay cash to buy a home (any home). You are belong to rich people.

8% average return is not hard at all.

Actually if you pay cash and never borrower money. It is like you send money to other rich people.

People save money in CD looks not loss money. Actually in long term, as inflation, they still loss money.

The first thing I recommend you to do is invest youself. Buy some book and take some investment class. Not cost a lot.
