if you buy a 200K house as primary, down pay 20%, assuming very good credit score, you get the best rate.

if the house is a condo, usually down payment 25% to get best rate.

if this is a investment, 25% down, there's a 1.5%pt(2000*.75*1.5%) charge for this loan for best rate, or you get a much higher rate.

If only 20% down for investment, the charge goes up to 3 pt.
