投资土地的cash flow 不好.You have to pay tax every year with no income. The lot may increase value if the real estate market is hot. However, the value would be decreased when the real estate market is down. Moreover, your land's value depends on whether the place develops or not.

I though your original plan is a good way to invest and it is the time to look for invest property. TX is a good place to invest even my invest did not make positive cash flow yet.
