Thinking about the real slumlord business-trailer park

I am looking at a trashed trailer park now, 19 lots, with 4 trailer in it now, 2 is trashed, asking 60k

Expected upfront cost - clean up - 10k
Each additional trailer cost 20k (12k for spetic and well, 8k for a used trailer)

Rent for each trailer is 450 a month.
