The formula you given does not solve te problem.

The initial investment is $60K, and monthly income is $2K ~ $4K. ~$20K additional investment every 5 to 6 years. No residual value after 20~40 years.

Do we need to take the depriciation of the investment/re-investment into the calculation?

Could you give more advise?
