请问德州买房合同One To Four Family Residential Contract (Resale) Section

我马上要签合同了，有一问题不清楚，Section 7 D 有（1） 和 （2）两个选择：（1）Buyer accepts the Property As Is. (2) Buyer accepts the Property As IS provided Seller, at Seller's expense, shall complete the following specific repairs and treatments: ....

我要雇佣inspector验房，如果有大问题我要么砍价要么撤回我的合同损失option fee.

我觉得我的合同应该是（2），但是怎么经纪人说是（1）。我觉得经纪人说错了吧？如果签了（1），如果有问题，我还能砍价吗？是不是只能在option period到期之前撤回合同？如果是（2），卖家不修至少应该把修理的钱从房价中减掉，对吗？
