刚买不久的房子，以前房主的出租合同上这样规定房租：
This lease is for a term of ___12 months___, commencing on the first (1st) day of August 2014, and ending on the 26th day of ___July 2015_____, for a total rental of __Fourteen Thousand, four hundred dollars ($14,400) payable in equal monthly installments _____One thousand, two hundred dollars ($1200.00)____ in advance, without deduction or demand, on the first day of each month during said term, at the place designated by the Lessor.
现在房客马上要搬出。他们问我是不是应该返还给他们7/27/14 - 7/31/14这五天的房租，因为他们这五天已经不在这里了。
我的看法是：合同上写了$14,400是从8/01/13-7/26/14的全部房租，只是平分为12次来付清而已($1200 per time)。所以我没必要退这五天的房租给他们。不知道我这样解释是否正确。麻烦有经验的朋友鉴定一下。
虽然只是$200，但是还是希望做法律意义上正确的事。这批房客多有拖欠房租，至今还有两人各欠$260以上。所以我实在不想送这个没必要的人情。
