worth it if no PM or house has lot of issues

check out the reputation of companies. some has very limited coverage. most will raise price after 1st year so need to shop around sometimes.

I had a house with a retired lady, no PM. Realtor bought the home warranty. Last summer AC broke while I was in China, got it fixed with the home warranty for $60. Switched to another one (old republic) after this one expired. They have a 1 month waiting period. Then two weeks ago leak under sink, again $60.

Overall it is OK for me. I wish I bought it for another house that had a lot of issues. Would have saved some money.
