the stock market is very efficient now, very hard to make money

especially for buy and hold type of investors. There are some niche places like index option or small cap pricing can be inefficient for a short period, which can be explored. However, such window are usually shut pretty quick.  

On the other hand, real estate markets are not so efficent. Thus in theory, it is profitable in many ways.
