For rental homes, we need to use durable material and also at low cost. Best is ceramic tiles, but in the cold states, they are too cold. Vinyl is ok, but looks to cheap.Carpet is cheap, not durable.

Wood material will be damaged by water or moisture, and they are expensive, even laminate wood. Tenants will not take care of the floor like owners.

Have to pick material suit local. But, avoid wood material for the floor in general.
