A touching letter makes difference only sometimes

At one time, my clients and I were visiting a short sale house. It used to be vacant as the owner passed away. The owner's son showed up to pickup something.

My clients had a long talk with the son and they truely liked each other. Then the son asked my business card.

Two days later, our contract was accepted. And the listing agents asked if the seller and buyers had relationships. I said no, and left the listing agent wondering ...
