有人做过camp site吗?这个是不是可以买来试一试?

下面是我的金牌realtor刚刚找的一个deal的细节。这个camp site离家1个小时。要价35万,owner男人去世了,女人老了自己做不了,要卖。我的realtor说17万5左右应该能拿下来。我只要花3万左右的down payment就可以拿到贷款。但我完全没有经验经营这个,肯定得找一个住那儿的人来做日常维修。请问大家做这个靠谱吗?可不可以买来运营1-2年,做些update然后再出手?

Notes:   Maintenance above is annual maintenance, not money needed to improve the camp ground. Other area's of potential income include rustic camp sites and dock fees. The camp includes 40 acres and an additional lot on 100 foot lot on XXX Lake.
 
Cap Rate based on a borrowing $150,000.00 @ 6% Int., 15 yr amortization schedule = 1,266  x  12  =  15,192.00
 
65,,840.00 - (31,175.00 + 15,192.00 = 46,367)  =  $19,473.00
 
19,473.00 / 250,000.00 = 7.8% Cap Rate
19,473.00 / 175,000.00 = 11% Cap Rate
 
Personal property is rough at best. Have to figure out who what the guy owns? Also, have to get a manager in place that likes to work hard, live free, and enjoy making very little income!
