Roof repair quote, 这合理吗？

我以前都是换屋顶，这次新入的破duplex准备只修不换, 过一两年走insurance, 结果得到$1225 roof repair + $1450 per chimney repair quote. 同一个contractor当初quote换个屋顶也就七千来块，什么chimney repair当初提也没有提，这是合理的吗? 不是坑我吧？Duplex面积1800 sqft.

这是他的quote:

The roof condition is poor. Extensive shingle wear/tear and high degree of granule loss which has lead to shingle brittleness. There are numerous cracked/punctured shingles throughout the roof as well as tree rub damage. The chimney flashings need to be reattached and sealed, there is extensive trim/siding rot on both chimneys and the all vents have inadequate fasteners/sealant. The repairs would only be for the cracked/damaged shingles but not for the worn shingles found throughout all the roof and due to the worn nature of the shingles, more damage will occur from the repair so we have to account for more materials/labor due to caution. 

 

Total repair proposal: $1225

 

Chimney trim/siding replacement can be completed but will be an additional $1450 per chimney due to the need for all new trim/siding and flashings which have to be custom fabricated.
