杠杆问题。请教

想请教大师们: 如果你有一百万现金,通过residential loan, 可以买到三百五十万的物业,rate .5.%, 但是如果你买apartment building. Commercial loan, 你只能买到2.5million 的物业,那个好?the commercial one may have slightly more cash flow, but you will get much more loan with the residential one. The rate are similar,  but the residential one will have a much fixed period.  我在想各位朋友们说房地产业要靠杠杆。又有人说做大要靠做commercial.  我想要both
