和公司签合同，怎么做？

租房淡季，申请人不多，有公司想给seaonal的员工提供住所，合同到明年4月底，想着5月份应该也好租了。

本来说直接和住的人签标准合同，给公司出invoice收钱，但是公司不同意，说要和公司签。这样就不应该是一般的residential租房合同，而是商业合同了。各位怎么看?
