Gentrification区的居民房转商业房的可能性

黑人区， 现在Gentrification， 很多旧房tear down, 建新房。最近几年房价涨的厉害。靠近downtown和一所公立大学。

 a single family home that contains 3br 1.5ba house.  1,700 sq ft， built in 1955，corner lot. lot size 6,970 （另外一个记录是4000多， 很奇怪）。

这种房子，listing$18万左右，出租￥1500，出租收益一般般吧， 房子老，我想知道这种房子有没有可能转成商业用房，这个房子地点不错，街口，靠近城市中心。一般商业用房有什么要求， 比如大小，结构什么的。 谢谢了。
