Local developer 手里有几个项目.  其中一个放出来寻求投资人合作。整个工程预期3年完工。 按投资额给30%年回报。

1. 30% annually return. Continuously interest compounded for 3 years.  That's 110% in total.

2. Developer provides personal guarantee

Too good to be true?  or just normal?  What's risk?
