有过社区开发经验的大师们， 有一个问题。

在一个新社区的新房，一般比附近老社区的新房贵一些。

具体贵多少呢？

我们当地一个非常好的社区，有一块地，已经开发成十个lots。 主人要卖$700万。

我算了一下，把水，电，气，下水，路通进去，把地平了，大概需要40万。

每个lot就$74万了。

建筑费用，5000英尺，差不多70万。

加上佣金，贷款费用，保险，每个房子成本$1.5米。

周围老社区的新房也才卖$1.5米。

没有利润。

但是，今天一个建筑商告诉我，如果周围老社区的新房能卖$1.5米，那么，新社区同样大小的新房能卖$2米以上。

多卖30%？ 我觉得是不是太夸张了？ 我感觉也就是10-15%。

若真的是，那我就利润大大的了。但是，这个建筑商当然希望我建。反正他有利可图。

那位大师有经验？
