案例分析

最近在学习sheriff sale，对于拍卖的价格和各种lien不是很清楚，现在举个例子，大家给分析分析。

如果一个房子欠first mortgage 20万，2nd mortgage 3万，tax 1万，有个mechanic lien 5000，拍卖费 1000。现在由first mortgage ?提出拍卖。如果15万成交。那么buyer除了付15万，还要付多少？

如果由2nd mortgage提出拍卖。如果2万成交。那么buyer除了付2万，还要付多少？
