看好两个房子难决断

手里有点存款，放银行里也没有什么利息。想买来房子租出去。

房子1: 大学附近，一楼，条件一般，要价105，000，现在讲价，98，000能够拿到。

房子2: 工作单位附近，2楼，自己的楼梯，与邻居没有共享的地方，条件很好，感觉特别舒服。要价128，000，还没有讲价，感觉最少也要120，000 吧。

房子大小差不多。现在有以下拿不定注意：

房子1: 好处，便宜，大学附近，容易租，离市中心也比较近。缺点：里我家远，离我上班的地方也远，怕不好管理。

房子2: 好处：房子很漂亮，距离我工作单位近，在工业区。缺点：房子贵，里市中心远，虽然在工业区，但感觉还是没有大学的租户多。
