这个４plex值不值得买

中等区的一个４ｕｎｉｔ，要价３７万５，现在都有租客３４００／月。税一年１万，保险估计至少要２４００／年，　ｈｏａ　７００／年。首付２５％。现在的ｏｗｎｅｒ是２０１５年３３万２买的，持有两年就卖了，我心里范合计，看似ｃａｓｈｆｌｏｗ还行，咋才２年就要卖？！

这个区不算特别好租，平均下来３０天能租出去。学区还行。第一次想投多家庭，心里没底。而且还自带租客。不能看房，除非签了合同。不能问问题，除非签了保密协议。租金啥的信息都是网上查出来了。
