I would use the extra cash to diversify your investment.

For most of us who are no professional landlord and just use the real estate investment for retirement, I would keep my real estate investment at 50% of my total investment portolio.  I will put majority of my money in stock index funds and less than 5% for my stock gambling (炒股）。 These days, it is very easy to make 3% to cover your mortgage rate of 2.5%.  S&P 500 index has around 2% of dividend already, you just need to make 0.5% to make it even.  Good luck.
