请教如何砍价

看中一个房子,同一小区同样大的房子价格都在36万左右,可是这套因为他们自己多弄了个房间,厨房比较新, 却要45万, 听中介说要出价的话只能在45万左右,就是没什么还价空间. 卖家卖的理由是他们要另买大点的房子,他们要这个春季卖掉这样他们可以买新家.

偏偏同小区的就这么一套在卖, 喜欢这个小区是因为有网球场,游泳池.

如果同小区的房子卖40左右那我也愿意出44万买这个, 可是相差太大了, 贵了20%.这个房子上市已27天了.

 各位前辈, 我是该继续等同小区其他房源吗还是, 价格目前还不下来. 这个房买来是夏天用的.平时不住那里.
