condo多修了一个厕所

看中一个房子在mission viejo, CA.这个房子不知道哪任owner加修了一个厕所，但是不知道是不是符合 city or hoa 的规定。现在的卖家买这个房子之前这个厕所就在了，卖家现在要我签他不会对这个厕所的permit负责。卖家经纪还要我签卖家不会付下面这个应该付的。
