1. Fannie allows up to 10 mortgage at a time, BUT Freddie allows up to 4
2. some loan brokers only works with Banks selling mortgage to Fannie/Freddie or both, so some can do 10, but some can only do 4
3. even for brokers can do up to 10 mortgage, there are more cost and more requirement/paperwork for more than 4 loans, such as
25% downpayment on the property;
Minimum credit score of 720
No mortgage lates within the last 12 months on any mortgage
2 years of tax returns showing rental income
6 months of PITI reserves on each of the financed properties
4. my understanding is there rules are for individual investors. If you want to get more than 10 mortgage, form a LLC can raise the limit.
