买投资房，是从现有的投资房重新贷款Cashout后用现金买，还是直接贷款买？

各位大侠好，本人现有一自住房和一投资房（投资房是去年从自住房Cashout后用现金买的）。现在想再继续买投资房，有人说应该从现有的投资房cashout，用现金买，也有人建议直接贷款买投资房。小弟是新手，各位高手有何建议，两种方法各有啥优缺点？拜谢！
