How to get back our lease?

My parents are selling their restaurant business to a couple. They agreed to take over the restaurant last week and settle at our lawyer's place. Somehow, at last minute, they refused to settle and now they refuse to return our original lease that we signed with landlord. This there any lawful way to get back our belonging in this case? Thank you for your advises!
