我们该付这笔3500的维修费用吗

我们的小商铺十年合约,还有一年到期。今天房东突然过来说屋顶坏了、要整个屋顶翻新,让我们出一半的钱。屋顶是很旧了,之前有漏水的情况我们也自己修好了没有让他出半分钱。现在没有发生漏水情况。这房东是去年新接手的,因为他想用这个店面所以想方设法赶我走。而且我确定他是不会再租给我了。现在让我们两周内必须拿出3500(一半的维修费用)要么搬走要么维修。我把租约里关于维修部份的贴出来大家帮我看看。我的问题是:翻新整个roof是属于repair还是 improvements.我知道租约写着大件维修需要两方一半一半承担。现在不漏水了,这还是属于必要的维修吗,需要经过我们的同意吗?我们毕竟还有一年就到期了,租金也就一千不到一个月。快搬走了还要出这笔钱很冤枉。如果拒绝,他们有权现在赶我们走吗?这房东是典型的红脖子老白,很蛮横无理。之前就各种想法设法为难,逼我们走。好不容易消停了几个月又来了。我们在oklahoma洲。请大家帮我参谋参谋。感谢!

Repair

During the lease term,tenant shall make,at Tenant’s expenses,all necessary repairs to the Leased premise.Repairs shall include such items as routine repairs of floor, walls, parking,ceiling and other parts of The Leased premises damaged or worn through normal occupancy.The client accepts responsibility for the roof and heating and air condition for the first year.For the remainder of the contract the repairs or replacement for such major mechanical equipment will be split 50-50 between the client and tenant subject to the obligations of the parties otherwise set forth in this lease.
