房租须房东夫妇都签字才有效吗？

我们有一个出租房，房子的title是我和我先生两个人的，房租协议中房东也是有我们夫妇两个的名字，但是由于我老公出差在国内，出租成交时候只有我一个人在家跟租户（韩国人）签了字。我老公还在出差，没有签字。但他在准备合同的过程中都在与租户的电邮串里，还是我老公起草的租房合同。

现在韩国人租户住进去以后找理由要反悔，想要终止租约，要回押金和租金。我不同意。

后来租户好像找了律师，发现说我们的租约无效，因为我老公没签字，而且我签的合同没有每页的小签（initial）。

而且还指出，“proper steps according to Section 1018 of the Residential Lead-Based Paint Hazard Reduction Act of 1992 were not followed by the perspective landlords.” 我们作为房东（房子是较老房子）的确忘了提供那个关于含铅油漆等的一页纸。租户似乎雇了律师，发来电邮说“Required documents were not provided before ratification making the contract not ratified and non-binding. This omission by the landlords can result in series consequences and financial penalties for said landlords of this property if brought to light.“

我们在弗吉尼亚州。我是觉得，虽然没有所有人都签字，但是交了押金支票，有电邮记录我老公知情而且同意租的，虽然没有正式授权书。我们有上述关于老房子含铅油漆的疏忽。这个官司打起来我们能赢吗？非常感激！！
